Custom Home Design Process

Step-by-Step

  • 01
    Consultation & Pre-Design

    We are going to gather as much information possible about the scope of the project, client desires, project program, location, city/municipality requirements and more.

  • 02
    Contract

    Once we have a full understanding of the client's needs, we will draft a proposal and contract.

  • 03
    Schematic Design

    Next we will begin the early creative process where we will essentially "sketch" the initial design. A follow-up meeting is held after this first draft.

    Design Development

    As the program is developed, the creative direction is agreed upon and the design development will be where we "block out" the plan in CAD. This will also include initial elevation and roof designs. Another follow-up meeting is held.

    Construction Documents

    We are going to gather as much information possible about the scope of the project, client desires, project program, location, city/municipality requirements and more.

  • 06
    Bidding & Negotiation

    Plans are sent to subcontractors with a request for bids. Engineers will finalize the frame engineering, wind bracing, and foundation plans. The estimated construction cost is finalized and the work is awarded to contractors.

  • 07
    Permitting

    All required documents, plans, engineered sets, applications, and fees are submitted to the city for permitting.

  • 08
    Construction Administration

    While the certified professional building designer is not the GC, we can conduct site visits to make sure the design is followed.
